0. 重庆中心城区社区形态,还有什么可能性?
重庆很忙。
在这座以山地都市景观火遍全球互联网的城市,更新计划正在紧锣密鼓地展开。于2021年正式官宣启动的“观音桥西拓”,更是中心城区提质的焦点。深耕重庆许久的香港置地拿下其中的小苑村地块,开发总规模约17.5万㎡。
2020年末,goa大象设计与香港置地达成合作,这也是goa在重庆的第一个大型综合开发类项目。
0. What possibilities remain for central Chongqing’s urban fabric?
Chongqing never sleeps.
In this city where mountainous urban landscapes have taken the internet by storm, renewal plans are unfolding rapidly. The 2021-launched “Guanyinqiao West Expansion” is the focal point of central urban upgrading. Hongkong Land, deeply rooted in Chongqing, secured the Xiaoyuan Village plot with a total development scale of approximately 175,000m².
In late 2020, GOA partnered with Hongkong Land – marking GOA’s first large-scale mixed-use project in Chongqing.

重庆山城景观之丰富与张力,举世罕见。一些人曾把重庆类比于香港。渝港两城,就山城地形的戏剧性程度而言,前者犹有过之;而若论城市商业及住宅的精致化程度,则后者经验更多——这也许也是香港置地钟情重庆的理由,也是重庆对香港置地的期待所在。
2021年项目签约之际,我们的目标,正是为重庆的居住生态,打开一个新的可能。
Chongqing’s mountainous urban drama is unparalleled. Some compare it to Hong Kong – while Chongqing surpasses in topographic spectacle, Hong Kong leads in refined urban commerce and residences. Perhaps this explains Hongkong Land’s affinity for Chongqing, and Chongqing’s expectations of Hongkong Land.
At the 2021 project signing, our goal was clear: to unlock new possibilities for Chongqing’s living ecology.
1. 用拼图精神,做整体式开发
观音桥商圈,素来有“中国著名商业街”“重庆首个千亿商圈”的美誉,它的诞生,是上个时代周期中重庆城市化的硕果。2021年,伴随“国际消费中心城市”的提出,重庆江北区提出观音桥西拓计划,旨在以城市更新的方式,弥合割裂的老城、重构交通网络、探索中心城区人居新形态。
1. Holistic Development with a “Jigsaw” Approach
Guanyinqiao, renowned as “China’s Famous Commercial Street” and “Chongqing’s First 100-Billion-Yuan Business District,” epitomized the city’s urbanization in the last era. In 2021, Jiangbei District proposed the West Expansion Plan to mend fragmented urban fabric, redesign transit networks, and pioneer new central urban living models.

在旧城做开发,千思万绪,需要有“拼图”精神和“梳理”耐心。项目包含小苑路片区5个地块,历史积累的城市要素淤积,路网杂乱、空间拥塞,“如同一个千丝万缕的线团”。同时,项目还涉及较多规划要求:联通蚂蟥梁站与观音桥商业的地下步道、与嘉陵公园相通的步行通廊、纵贯东西的视线通廊。落笔之处,不仅仅是几幢住宅及商办楼的开发,而是一方城市区域的脉络重塑。
从最初入题,我们就是“整体”思维。一个重的前序沟通,是将3幅地块之间建设一个足够大的“要人字形”上盖,作为连接住宅和商业的空中广场、立体交通网络的集散枢纽。这并非上位规划的直接要求,而是我们基于交通、空间的研究反推的解决方案,很快得到政府支持。
Old-town redevelopment demands “jigsaw” patience. The project spans five plots along Xiaoyuan Road – a historical tangle of chaotic roads and cramped spaces “like knotted threads.” It must also integrate underground pathways linking Mahuangliang Station, pedestrian corridors to Jialing Park, and east-west view corridors. This isn’t just building blocks; it’s rewriting urban DNA.
From inception, we adopted a “holistic” mindset. A key early decision was creating a large Y-shaped canopy connecting three plots – serving as both an aerial plaza and transit hub.

另一个重要决定,是将“嘉陵公园与启元光里”连片打造(共建工作包括公园植被改造、设施设备改造、景观改造),希望通过这一动作,重构“观音桥西”与“观音桥”的联系。至此,“打造一个街区”的愿望有了初步的头绪。
Another pivotal move was integrating Jialing Park with O’LANE (via vegetation renewal, facilities upgrade, and landscape redesign) to reconnect Guanyinqiao’s western and central zones – giving tangible form to our “neighborhood-making” vision.

2. 让城市渗透进来,让商业对外呼吸
商业地块,是整个街区的心脏。从位置上,它直接面向嘉陵公园及观音桥的成熟商业区,有最重要的展示面;从功能上,也是整个观音桥西拓计划中首发的商业空间,将定义此处的城市生活面貌。
2. Porosity: Where Commerce Breathes with the City
The commercial plot is the neighborhood’s heart. Positioned facing Jialing Park and Guanyinqiao’s established retail hub, this 26,000m² space will define the area’s urban lifestyle.

场地地势起伏,留给商业的空间有限,约2.7万㎡;而观音桥乃至整个重庆城商场密集,竞争激烈。团队的重要观察,是重庆的现代化商业较多以大体量、全封闭的MALL呈现;面向本地居民生活的、现代“街区式商业”稀缺。这给本项目中的商业提供了一个差异化定位的空间。
项目的商业定位伴随设计的推进展开。最终商业被命名为“光里”——香港置地光环系旗下的新辟系列。这既源于面积条件限制,也符合对城市关系、客群需求的考虑。立足对“观音桥下个十年”的想象,我们希望为这里带来一个区别于既有繁华商厦的,具有呼吸感和绿意的休闲之地,“观音桥的后花园,年轻人的聚会场”。
With Chongqing’s saturated mall market dominated by enclosed megastructures, we identified a gap for neighborhood-scale retail catering to local lifestyles.
Thus emerged “O’LANE” – Hongkong Land’s new retail concept combining greenery with leisure, envisioned as “Guanyinqiao’s backyard garden and youth social hub.” Rooted in visions for Guanyinqiao’s next decade, we aimed to create a green, breathable leisure space distinct from conventional malls – “a backyard garden for Guanyinqiao, a hangout for youth.”

在这样的愿景之下,商业成为渗透的、多孔的空间。体量布局基本是由视线通廊和步行走廊“冲刷”出来。通过各种开口和路径,让人不自觉地走近、穿越、停留。尤其两幢办公塔楼之间留出的视线通廊,让项目具备了“都市观景台”的作用,人们可以在此欣赏咫尺之外的观音桥繁华风景。
Under this vision, the commercial space transforms into a permeable, porous environment. The massing layout is essentially “carved out” by visual corridors and pedestrian walkways. Through carefully designed openings and pathways, visitors are naturally guided to approach, traverse, and linger within the space. Particularly, the visual corridor preserved between the two office towers creates an “urban viewing platform,” allowing people to enjoy the vibrant cityscape of Guanyinqiao just steps away.
3. 在13米高差之上,编织连续的步行体验
在重庆的嶙峋地形之上,任何一次大型开发,都是一项挑战。
立体交通网络的挑战,在观音桥是成倍的——这里历来以交通拥塞闻名,观音桥环道逢节假日及上下班必堵。不论是出于城市设计的整体视角,或是为自身商业的人流量考虑,都必须解决人与车两个方面的交通问题。是一次“交通导向的设计”(TOD)。
3. Weaving Continuous Pedestrian Flow Across 13m Elevation
Chongqing’s rugged terrain makes every large-scale development a challenge.
The challenges of the three-dimensional transportation network are magnified in Guanyinqiao—an area long notorious for traffic congestion, where the ring road inevitably clogs during holidays and rush hours. Whether viewed from the holistic perspective of urban design or the need to sustain commercial foot traffic, resolving both pedestrian and vehicular flow issues is imperative. This exemplifies a “Transit-Oriented Development (TOD)” approach.

商业地块前后高差约13m,纵深180m,主体量不临街。如何做步行人流的引入?我们的策略是在人流主轴设置两个路线的公共扶梯,层层拾级而上。在路线沿线布置入口广场、上盖广场、巨树庭院等放大空间节点,将人流引入深处。
For the 13m-elevation-difference commercial plot, we designed dual-escalator arteries with pause points (entry plaza, canopy square, giant tree courtyard) to naturally draw visitors inward.

这一立体廊道系统不仅是商业主动线,也是穿越城市的公共路线,未来将与观音桥西拓计划中长达1078m的High-line(空中连廊)相衔接,可进一步抵达6个轨道交通站点和19个公交站点。同时,地下商业街则充分融入两个地铁站之间的通行流线。
This 3D corridor system will eventually connect to Guanyinqiao’s 1,078m High-Line skywalk, linking 6 rail stations and 19 bus stops, while underground retail integrates with subway transfer flows.

4. 续写“梯坎”
如同里弄之于上海,四合院之于北京,梯坎是属于重庆的一个“原型”。梯坎在川渝方言中指台阶,在老重庆的心目中,既是人行专属的楼梯近道,也是邻里乘凉赋闲的公共空间——“无梯坎,不重庆”。在城市化的进程中,各色梯坎,保留着山的大致轮廓,还有步行时代的亲近尺度。
4. Reinterpreting “Tikǎn” (Stepped Pathways)
Like Shanghai’s longtang or Beijing’s siheyuan, Tikǎn (stepped pathways) are Chongqing’s architectural archetype – serving as both shortcuts and social spaces that preserve mountainous contours and pedestrian-era intimacy.

光里的设计受到“梯坎”的启发。利用场地东西高差13米,通过堆叠、跌落、错动的手法,构造一个拾级而上的现代“梯坎”。不仅保留了场地原始的高差记忆,也使建筑在面向嘉陵公园的主界面上呈现出鲜明的形象。
“梯坎”特殊的空间组织形态也反过来造就了比较个性化的商业运营条件。店铺拥有一定的视觉独立性和丰富的外摆;个别位置甚至有专属的“领域花园”,可以作更具特色的经营设想。同时,也为各色商业营销活动留出了多样的场地。
O’LANE’s design stacks, offsets, and cascades across the 13m east-west elevation to create modern Tikǎn – preserving topographic memory while forming distinctive façades facing Jialing Park.
This spatial logic enables unique commercial configurations: shops gain visual autonomy with outdoor seating, some with private “domain gardens” for creative operations, while tiered platforms accommodate diverse marketing events.

5. 用一体化设计方法共创场所
场所的营建,是团队共创的结果。项目自设计前期即秉承各专业紧密协同的理念,站在建筑师的角度,对室内、景观、幕墙、照明等专业的设计想法予以高度融汇,是混合使用开发类项目的一次一体化设计实践。
巨树广场的连廊包柱效果,出于景观公司ASPECT Studios的灵感,由场景设计单位深化。过程中,我们曾从广场整体效果出发,对“伞柱”的落地尺度感到担忧,香港置地团队立马出资制作了1:1充气模型,立在中庭里测试。待我们用亲身体验的方式确认空间尺度后,才最终拍板。
5. Integrated Design for Placemaking
From day one, we practiced cross-disciplinary integration – harmonizing architecture with interiors, landscaping, façades, and lighting design.
The Giant Tree Plaza’s column-wrapping canopies, inspired by ASPECT Studios, underwent 1:1 inflatable mockup tests funded by Hongkong Land to verify spatial proportions through lived experience.

此外,我们还花了大量时间,和灯光单位配合,对商业立面做了系统性的分型、LED规划,以保证更好的整体效果。
商业场所是空间+内容——空间只是场所的必要非充分条件。作为建筑师,我们深知一个成功的场所的形成很难,破坏起来倒很容易。因此,我们一直非常强调对“场所”的敬畏感,尽可能多地学习运营思维前置,同时推动跨越边界的设计协作。
We also collaborated extensively with lighting designers on façade segmentation and LED schemes for cohesive nighttime presence.
True placemaking requires “space + content.” As architects, we emphasized operational foresight and cross-boundary collaboration to nurture enduring vibrancy.

6. 集群建筑的魅力来自统一中见多元
由于周边道路的朝向关系复杂,商业和住宅体量都采用圆角设计,以避免产生面向道路的尖锐边缘,这一设计语言也被应用于住宅的立面。倒角盒子,在水平和垂直维度上的延展、堆叠,在有限规模下创造了较多的商业展示面。
住宅的立面,以现代精工标准为基础,融合山城垂直、挺拔的气质。水平线条律动中,连贯的竖向线条切分出挺拔高耸的建筑体量,使之显得动感、年轻。商业立面局部点缀景观电梯、特色穿孔板,在视觉上提供丰富性。办公立面同时做了外置的格栅加平推窗,满足通风的同时减小开启扇对立面的整体性的影响。5个地块上的建筑共享统一的语言母题,但又各有不同的色彩,统一中见多样。
6. Clustered Architecture: Unity in Diversity
Chamfered edges soften building profiles along irregular road orientations – a design language extending to residential façades, where stacked volumes maximize retail exposure within compact footprints.
Residential façades blend precision engineering with mountainous verticality through rhythmic horizontals and soaring verticals. Commercial elevations feature landscape elevators and perforated panels, while office towers use external grilles with sliding windows – all sharing a unified design language with site-specific color variations.

光里开街后,我们曾回访项目——黄昏时分,一些学生或上班族会在面朝嘉陵公园的高脚椅上停留,看远处的观音桥亮灯;而已经入住启元的业主,在上盖花园处遛狗,或拿着一瓶啤酒边踱步边打电话。这些场景都令我们感到欣慰。
在启元住宅及光里之后,华润置地与香港置地联手拿下附近电测村地块,中环万象城(暂定名)正在建设之中。伴随观音桥西拓的后续项目持续推进,启元项目的角色和面貌也将不断走向成熟。
O’LANE Evolving
Post-opening, we observed students watching Guanyinqiao’s lights from bar stools, residents walking dogs in canopy gardens – validating our placemaking approach.
Following Century Land and O’LANE, China Resources Land and Hongkong Land secured adjacent plots for “Central MixC” development, ensuring Guanyinqiao West’s continued evolution.
